West Campus is a Central Austin neighborhood located just west of Guadalupe Street (The Drag) directly across from the University of Texas at Austin campus. West Campus is a hotbed for college students and young adults, but the neighborhood is a collage of the historic and the contemporary: with new bars, restaurants, and apartments nestled between historic mansions and State-protected museums.
Stretching from Martin Luther King Jr. street to the South, up to 29th street to the North, over to Lamar to the West, and Guadalupe to the East, West Campus is one of the hottest areas for Real Estate in the city.
West Campus is home to over forty Greek organizations, a dozen Co-ops—organized by the Inter-Co-operative Council (ICC), and many more student organizations due to its proximity to campus, from where the neighborhood gets its name. During the Spring semester, the neighborhood comes to life with parties and live music during Round-Up. In recent years, West Campus has hosted Juicy J, 2 Chainz, Chamillionaire, Three 6 Mafia, Ying Yang Twins, Sammy Adams, and much more.
Property values vary and fluctuate greatly within the West Campus neighborhood—based on a number of factors, and often reflective of the greater Austin area. As the City of Austin has experienced a major population boom, the popularity of West Campus has surged, and prices have increased yearly, especially since 2000. At the turn of the millennium, there were approximately 10,000 people living in the West Campus neighborhood. As of 2015, that number has doubled— partly due to the population boom, partly due to zoning changes enacted by the city government in the mid 2000s in order to increase the number of students in the neighborhood.
1-bedrooms in West Campus typically range around $1000-$1500/month and 2-bedrooms range around $1300-$2000/month. The West Campus neighborhood has a wide range of properties available to meet the needs of its eclectic, ever-changing clientele.
West Campus properties are part of Austin Independent School District.
On the Map
Because the majority of the nearly 20,000 residents of West Campus are college students, the entertainment in the area is largely targeted toward this demographic of people. There are dozens of shops, bars, and restaurants along Guadalupe Street—as various as the eclectic clientele of West Campus—that make up the famous Drag.
During the day, West Campus is full of people shopping and eating at the local restaurants and shopping at the local businesses. And at night, the bars and hookah lounges fill with people ready to unwind after a long day of class and work.
To accommodate for the unpredictable sleeping and eating schedules of their largely student clientele, many of the restaurants and businesses in West Campus are open very late—if not 24 hours a day.
Big Bite and Q’doba, located next to the Castilian on 24th street and San Antonio, are popular destinations for late-night snacking. They are open until 4 a.m. and 3 a.m., respectively. Many other restaurants are open until well after midnight.
For late night fun in West Campus, be sure to stop by Love Goat, Hole in the Wall, Cain & Abel’s, Kasbah Hookah Lounge, or Pluckers! There are daily specials every day of the week.
Do you think you have what it takes to complete the “Fire in the Hole” challenge at Pluckers?
If you think you can eat 25 of Pluckers’ (in)famous wings slathered with their lethal buffalo sauce, you will earn a coveted spot on the wall of fame at this favorite Austin eatery. And, who knows? If you frequent this establishment enough, you might even find your name engraved on a plaque—or even have a table named after you!
